This multi-use space house quite a few things.... 1: Slide out Printer Tray in the middle. 2: All Hi-Fi Equipment 3: Side Seating that tucks in nicely...hence the height of the cabinet..... 4: Soundbar still providing 5.1 Surround 5: Open shelf without the bulk... 6: Most people will miss the cabinet at very top, merging with the ceiling and tucked in on one side by the wall on left and beam on right... Anything you cannot see from the side, generally will not add that 'bulky' look....

In the past we used to cover almost anything with a beam... These days beams are considered the character of the building and is part of Hong Kong... We want high ceilings...good lighting....ceiling fans for practical cooling in light summer days, and even some warming effect during winter (reverse flow)....plus is a feature itself as is the case in here.....

Storage is everyone's challenge....having it right in the liven room does not mean it shouldn't be elegant.... This Image is one of our best shots of 2018....and shows 'controlled' minimalism, warm, linear architectural lights & lines....with just a right splash of colours....

Small....but important.. a balcony entrance can have character too...like this one on the right hand side... and by the way....white is not white...as can be seen on this wall, this is an off-white with a touch of violet undertone, which only the Lens will recall if looked upon carefully enough... Small touches like these make a difference that matters.....

For us ....we consider the first 3 seconds as you enter a Home, as a first impression set in stone....very little thereafter will change a viewers opinion of a space... There might be some surprises hidden further in, and some wows for sure...., but the first impression always stands.... Digital security, with a hard copy key and lock, with fingerprints and card access.... Our Other investment Flat Owners value this especially as it eases the leasing with agents and for us to access for periodic maintenance....

The most Precious 900mm in the whole Home, but feels like 9000mm literally, as the view to the outside is possible from this station....... A great addition, and perhaps the main feature of this renovation.... On floorplan doesn't look like it will work, but in real life, more than works....Great Team Effort in planning this one out.....

This Bedroom has a lot going for it.... 1: Ensuite, that is accessed with sliding doors, but frosted so we don't waste any of the valuable daylight... 2: Our mission was to brighten this place to the max, as being on the lower floor had it effects. After completion it is brighter than apartments 20 floors up.... 3: RECYCLING is often overlooked in HK, credit goes to the owners for preserving their cabinets and giving them new life in their new home, but matching Completely their new style by re-surfacing and finishing them off in a different colour....

Recycling takes another dimension in this Project.... 99% of the time we have removed these Traditional Metal Gates...in HK.... Not this time....we recycled it....pimped it up, and painted it with new treatment and extended its life well into the future of this new family home for years and years to come....
